The Wood Winds is a neighborhood in Laguna Hills, California 92653 with 261 one- and two-story single family detached homes. This includes a small detachment of 14 attached homes at the end of Laurel Creek Lane that is newer and has their own Homeowners Association that covers the common roofs and walls. This is really a separate community within the Wood Winds but its so small it doesn’t even have a name. Unfortunately, these homes have a higher HOA fee that covers the extra items that the detached homeowners take care of themselves. We can provide details on any home in this small detachment of homes within the Wood Winds community upon request.
Community Layout
The majority of the homes were built in 1985 and 1986 with cape cod, traditional and contemporary style homes. There are several different floor plans in the community, the smallest being a 2-bedroom 2 bath single story home with 1090 square feet all the way up to the largest plan with 4 bedrooms, 3 and a half baths with 2025 square feet. The most common type of parking in the community is garage and homes in the Wood Winds typically have two garage spaces and 2 driveway spaces. Plus, there is ample street and community parking in the community, so parking is almost never an issue in the Wood Winds. Almost all the homes have a driveway but none of the homes have 3 car garages. The lot sizes in the neighborhood are average sized for orange county. Common Areas
The Homeowners Association fee of $135 in this community is paid quarterly and there are few amenities. One big plus for residence is community access to the running and bike trail between the community and Aliso Creek maintained by the Also Viejo Community Association (sort of because they don’t do much…) Unfortunately, each homeowner of the Wood Winds home is responsible for an additional Home Owners Association fee to the Aliso Viejo Community Association of approximately $105 each quarter as of the date this was written. Its most likely higher now. I would be happy to get the exact fee resedense are currently paying just give me a call at 949-354-4464. This additional fee covers the maintenance of Sheep Hills Park Park and the running and bike trail that the community has access to that can be used to get to the park. Sheep Hills Park is open t open to the public and it is located across the street from the neighborhood.
Shopping, Transportation, Schools, Community Centers, Hospitals and Parks
The community is centrally located in Laguna Hills and has a bike path right outside the community that runs along Paseo De Valencia that goes all the way to the beach which is 8 miles away. The path also accommodates horses and I have personally seen several on the trail. It’s also walking distance to great schools including the Laguna Hills High School and Lomarena Elemtary School. The Community Center and Saddleback Hospital are walking distance away. The community was built very close to Sheep Hills Park. Residence of Sunset Place have easy access with in 2 minutes of Buckenham and Stockport Park is a few minutes further but well worth the extra time. It’s not far to the Irvine Spectrum, Laguna Beach, Aliso Viejo Town Center, Laguna Niguel Regional Park and major freeways.
