Laguna Terrace is a small community of 468, mostly single-story homes that range in size from 1,120 to 2,179 square feet located in North Laguna Hills with a low tax rate, and no HOA fees making this the perfect option for any home buyer! Most homes in the community have sold in the low $600k range mainly due to condition issues because they were built almost 50 years ago long before Laguna Hills became a city. Some of the homes in the community with very nice upgrades have sold close to $700k.

Community Layout

One big disadvantage in the community is the cost of electricity because there are no economical energy alternatives to offset the use of electricity like natural gas. That’s right this community doesn’t have any natural gas lines in the community for residents to use to offset electric use. Using an electric water heater and clothes dryer pushes many of the homes electric use in the higher tiers with exorbitant rates. You will notice that many of the homes in the neighborhood now have solar panels on the roofs in much higher percentages than in other communities in the area. Many of the owners are now installing whole-home batteries because solar panels don’t help at night and the electric company has been lowering the energy credit for homes with solar panels for energy sent back to the grid during the day.

Common Areas

One nice thing you will notice is that the community was built with a lot of open space and all have an island in the cul de sac streets. It’s a welcome change to the jam and cram construction employed in new communities. In 50 years this community will still be a nice place to live while the new communities being built today will not be nearly as nice…

Shopping, Transportation, Schools, Community Centers, Hospitals and Parks

The Laguna Terrace community has Easy access to 5 & 405 Freeways. Irvine borders this community on the North. Shopping is very close to the Irvine Spectrum 2.5 miles away and only 1.5 miles to the Whole Foods Market in the Los Olivos Shopping Center.
